Little Relief for Frustrated Buyers in April

There was little relief for frustrated buyers in April despite an increase in active listings. Inventory of single-family homes and condo apartments rose by 8% and 16%, respectively, but active listings of townhouses dropped by 8%.

April saw sales of 590 single-family detached properties compared to 567 the previous month. In the condo apartment category, 133 units sold last month versus 136 in March 2021. As for townhouses, 106 units changed hands in April compared to 124 the previous month.

INVENTORY UP SLIGHTLY BUT STILL NO RELIEF FOR BUYERS

Lack of inventory is frustrating potential buyers in the VIREB area, with demand for homes far exceeding supply.While active listings in March were higher than in February, inventory is still at a historical low. There were 508 single-family detached properties for sale last month compared to 394 in February, an increase of 29%. The number of condo apartments for sale rose slightly, up to 171 from 169 in February. Month-over-month townhouse inventory increased by 29%, with 117 units for sale in March compared to 91 in February

Buyer Demand Continues to Outstrip Supply

Buyer demand in the VIREB area continues to outstrip supply, contributing to the lowest inventory on record for the board.

Active listings of single-family detached properties (excluding acreage and waterfront) dropped to 394 in February, down six per cent from January. There were 169 condo apartments for sale last month compared to 212 in January, a drop of 20 per cent. Month-over-month townhouse inventory decreased slightly, with 91 units for sale in February compared to 95 the previous month.

Lowest inventory on record continues to plague buyers

The Vancouver Island Real Estate Board (VIREB) reports that sales of single-family homes in January increased by 66 per cent board-wide from one year ago but were five per cent lower than in December.

Last month, 286 single-family detached properties (excluding acreage and waterfront) sold on the MLS® System compared to 172 the previous January and 302 in December 2020. In the condo apartment category, sales rose by 46 per cent year over year (63 to 92) but dropped by 26 per cent from the previous month. Row/townhouse sales increased by 75 per cent from January 2020 and 45 per cent from December.

Lowest inventory on record closes out the year

The Vancouver Island Real Estate Board (VIREB) reports that sales of single-family homes in December increased by 34 per cent from one year ago and were 28 per cent lower than in November.

Last month, 302 single-family detached properties (excluding acreage and waterfront) sold on the MLS® System compared to 226 in December 2019 and 422 in November 2020.

Strong Buyer Demand Hampered By Low Inventory

Last month, 422 single-family detached properties (excluding acreage and waterfront) sold on the MLS® System compared to 318 in November 2019, a 33% increase. Sales dipped by 19% from October.

In the condo apartment category, sales rose by 65% year over year and decreased by 17% from October. Row/townhouse sales increased by 84% from the previous year but dropped by 8% from October.

High Demand Continues Despite Pandemic

The Vancouver Island Real Estate Board (VIREB) recorded 1,066 unit sales (all categories) last month compared to 721 in October 2019.

Breaking those numbers down, 524 single-family detached properties (excluding acreage and waterfront) sold in October compared to 342 the previous year, a 53% increase but a decrease of 18% from September. Sales of condo apartments rose by 48% year over year and six% month over month. Row/townhouse sales increased by 51% from October 2019 but dipped by 10% from the previous month.

Robust Housing Market Being Fuelled By Many Factors

VIREB recorded 1,287 unit sales (all categories) last month compared to 692 in September 2019, a healthy showing amid the economic downturn caused by a global pandemic.

Breaking those numbers down, 643 single-family detached properties (excluding acreage and waterfront) sold in September compared to 324 the previous year. Sales of condo apartments rose by 46% year over year while row/townhouse sales increased by 28%.

Strong Post-COVID Recovery Continues

The Vancouver Island Real Estate Board (VIREB) recorded 1,101 unit sales (all categories) last month, a 39% increase from August 2019.

A total of 547 single-family detached properties (excluding acreage and waterfront) sold in August, a year-over-year increase of 35%. Sales of condo apartments rose by 43% year over year while row/townhouse sales increased by 19%.

VIREB’s housing market continues to recover from the COVID-19 downturn seen in April and part of May.

A total of 892 units sold in July 2020, down 4% from the 931 sales posted in July 2019. Breaking down those sales by category, 574 single-family detached properties sold on the MLS® System last month compared to 573 in June 2020 and 554 in July 2019. Sales of condo apartments dipped by 14% year over year while row/townhouse sales dropped by 16%.

The benchmark price of a single-family home board-wide was $545,700 in July, an increase of 6% from the previous year and 2% higher than in June. In the apartment category, the year-over-year benchmark price rose by 4%, hitting $312,800 and up marginally from June. The benchmark price of a townhouse in July rose by 4% year over year, climbing to $425,800 but down slightly from June.
